Damp Proofing

How Long Does Damp Proofing Last?

Damp proofing can last decades or fail within a few years, depending on the method and whether the real cause was fixed. Here is what to expect.

In short

How long damp proofing lasts depends on the method and, above all, on whether the right problem was diagnosed and fixed. A sound physical damp-proof course can last the life of the building; a chemical injected DPC is often guaranteed for around 20–30 years but relies on correct installation and replastering; tanking and drained membrane systems can last decades with maintenance. The most common reason damp proofing 'fails' early is that it was the wrong treatment for the actual cause.

Key takeaways

  • A sound physical DPC can last the lifetime of the building.
  • Chemical injected DPCs typically carry guarantees of around 20–30 years, subject to correct installation.
  • Tanking and drained membranes can last decades but drained systems need ongoing pump and channel maintenance.
  • Most early 'failures' are really misdiagnosis — the treatment never addressed the true cause.
  • A long guarantee is only as good as the company still existing to honour it.

"How long will it last?" is the right question to ask before any damp-proofing work — but the honest answer is that it depends far less on the product than on whether the correct problem was identified in the first place. Damp proofing that targets the real cause tends to endure; damp proofing applied to the wrong problem can appear to "fail" within months, because the damp it was never going to fix simply carries on.

Typical working lives

The figures below are general expectations, not promises, and vary widely with installation quality, building type and maintenance.

MeasureTypical working lifeMain caveats
Physical DPC (slate, bitumen, plastic)Often the life of the buildingCan be bridged; bitumen can embrittle with age
Chemical injected DPCOften guaranteed ~20–30 yearsDepends on correct diagnosis and installation
Tanking (cementitious/membrane)DecadesSensitive to any breach of the barrier
Cavity drainage membraneDecadesPump and channels need regular maintenance

What shortens the life of damp proofing

  • Misdiagnosis. The biggest factor by far. An injected DPC cannot stop condensation or penetrating damp, so if that was the real issue the "damp proofing" was finished before it started.
  • Bridging. Even a perfect DPC fails in practice if a raised path, flower bed or render later bridges it. See the damp-proof course.
  • Poor installation. Gaps in tanking, incomplete injection, or replastering that reintroduces salts.
  • Lack of maintenance. Blocked gutters, failed pointing, and — for drained basements — a neglected sump pump.
  • The wrong finish on breathable walls. Sealing a period wall with cement and waterproof coatings can trap moisture and cause new problems.

Tip

The most cost-effective "damp proofing" over a building's life is ordinary maintenance: clear gutters, sound pointing, ground kept below the DPC, and adequate ventilation. These keep moisture out far more reliably than any one-off treatment.

What a guarantee actually covers

Long guarantees are a major selling point for injection and tanking, but read them carefully:

  • A guarantee usually covers the product or workmanship, not a promise that your wall will be dry — if the damp was condensation, the guarantee may not apply at all.
  • It typically depends on conditions being met: correct replastering, no later bridging, sometimes periodic inspections.
  • It is only worth as much as the company behind it. If the installer ceases trading, the guarantee may be worthless unless it is independently insured.

Important

Do not let a long guarantee substitute for a correct diagnosis. A 30-year guarantee on the wrong treatment still leaves you with a damp wall — and the small print often excludes exactly the situation you are in.

Making it last

The practical route to long-lasting results is unglamorous: get an independent diagnosis, fix the actual cause (often cheaper than a headline treatment), keep up external maintenance, and ventilate to control condensation. Where a genuine physical intervention is needed, choose an established installer, keep the paperwork, and keep the building maintained around it. For indicative costs over time, see damp-proofing cost.

Frequently asked questions

Installers often provide guarantees of around 20 to 30 years, and a correctly installed injected DPC in a suitable wall can last that long. But its real-world life depends on an accurate diagnosis and good replastering — if the damp was actually condensation or bridging, it will appear to fail quickly.
